ASI provides complete services for design, construction, maintenance and repair of your paved surfaces. We utilize a variety of materials and techniques to deliver the solutions that are right for your property. As business people, we understand the importance of uninterrupted operation. We work with you and your tenants to prevent disruption and minimize the impact of our work on your business operations.

New Construction

If you need new construction, we will provide you with an estimate to complete the entire installation of new paved surfaces, including grading, curbs, gutters, walkways, berms and speed bumps. We can work from your approved site plans or visit the site to determine the necessary information.

Maintenance

Before recommending a course of maintenance, ASI paving experts will visit your property to make an assessment. We will determine immediate needs and offer a long-term plan to ensure the life of your pavement and protect the value of your investment.

Our cost-effective recommendations may
include one or more of the following...

Sealcoating. This preventive maintenance process protects your asphalt pavement from damage by weather, water, sun, and traffic.

We start by thoroughly cleaning the surface with a power sweeper or high-powered blower to remove dirt and debris. We remove weeds and vegetation along with accumulations of oil and grease spots in stalls.

The sealcoat material consists of emulsified asphalt binder with select mineral fillers and fibers. We apply materials by machine or by hand with squeegees and/or brooms. If two coats are needed, we apply the second coat after the first has dried.

Asphalt Pavement Overlay. This process adds 1.5 to 2 inches of new asphalt concrete to the existing surface. It is typically recommended for strengthening smaller areas that have minor cracking.

We start by thoroughly cleaning the pavement surface with a power sweeper or high-powered blowers to remove dirt and debris. We then apply a liquid asphalt binder tack coat, followed by a single lift of new asphalt concrete, which is compacted to a smooth, uniform texture and appearance. We taper to the adjoining surface or contour to meet a machine milled edge at all transitions to utility boxes, manholes, drains, concrete walks, driveways, etc.

Asphalt Pavement Overlay with Fabric. For asphalt surfaces prone to reflective cracking, an asphalt overlay with fabric can provide a highly effective means to maintain surfaces and avoid costly repairs. The process involves placing pavement fabric over the fractured surface and installing a new layer of asphalt concrete pavement. This technique provides a moisture-proof barrier that helps prevent reflective cracking and strengthens overlays.

The process begins with a thorough cleaning of the pavement surface with a power sweeper or high-powered blowers to remove dirt and debris. We then apply a liquid asphalt-binder tack coat (AR4000) to the entire overlay area. Next, we place a pavement fabric over the existing pavement surface in accordance with the fabric manufacturer's specifications.

We then apply a single lift of new asphalt concrete (typically 1.5 to 2 inches) and compact it to a smooth, uniform texture and appearance. We taper to the adjoining surface or contour to meet a machine milled edge at all transitions to utility boxes, manholes, drains, concrete walks, driveways, etc.

Full Depth Asphalt Repair (Patch Paving). Areas with extensive damage require removal and replacement. In these situations, we first jackhammer or saw the old asphalt concrete to its full depth. Next, we remove the failed asphalt and offhaul to an approved disposal site. We re-compact the existing base to maximum density and apply a tack coat of liquid asphalt binder to vertical edges of existing asphalt pavement. We then install and compact the first lift of new asphalt concrete pavement, followed by a second lift that we compact to a smooth, uniform texture and appearance. In some cases, we apply a fog seal to the new asphalt repair.

Pulverizing (Recycling). Pulverizing provides a highly cost-effective means to reconstruct failed asphalt by reusing materials. Using specialized equipment, we break up the existing asphalt concrete and mix it with the underlying base, typically to a depth of 6 to 8 inches. We mix these materials together in a single pass to form a high quality aggregate base, which we then grade and compact to a smooth, uniform grade. Then we install a new section of asphalt concrete pavement (typically 2.5 to 3 inches).

This environmentally friendly option uses recycling to completely reconstruct a paved surface. It allows for improvements to the grade by raising the crown on roadways or putting grade breaks in parking lots. For these reasons pulverizing is gaining in popularity as an alternative to traditional methods for paving replacement.

Advantages of Pulverizing
• Reduces material costs
• Eliminates disposal costs
• Conserves natural resources
• Adds aggregate thickness for stronger base
• Allows re-grading for improved drainage

Concrete. In addition to asphalt paving products, ASI provides a complete range of concrete services. We offer custom products such as; exposed aggregate, stamped and colored concrete. We have expertise in all aspects of forming and finishing curbs, gutters, sidewalks and driveways for years of great-looking, dependable use.

Striping. Count on ASI to help you develop a striping plan that makes optimum use of a paved lot, facilitating safety and efficient vehicular movement. In addition to new layouts, we offer reconfiguration and restriping, red curb painting, handicap marking, and stenciling.

Related Services. As a full-service asphalt-maintenance company, ASI brings capabilities to additional areas that allow us to add value and ensure your project's success.
